Real Estate agents understand the value in sponsoring suburbs on portals as the additional branding generates more business. Most portals today are selling suburb sponsorship rights using a manual and inefficient booking process that leaves many less popular suburbs unsold and the most popular suburbs sold at below the best market price.
Adslot allows the portal owner to create a fully automated auction based market for the sponsorship of suburb keywords. Adslot maximises yield by allowing the best price for each suburb to be set by the market (a publisher set floor price still applies), ensuring maximum price for the most popular suburbs and guaranteed clearance for the least popular suburbs. Once they have secured the sponsorship of a suburb the agent can then use the Adslot creative editor to modify their rich media ads. The agent can also test multiple versions of the creative over the term of their sponsorship to determine which ads are performing the best.
Premium listings are mostly sold at a fixed price or flat fee on a first come first served basis. This results in sub-optimal revenue outcomes as many less popular suburbs have no premium listings and the most popular suburbs have too many premium listings. Adslot allows the portal owner to optimise the pre-sale process and introduce market based pricing for premium listings for each suburb. The agent nominates the number of premium listings they require for the following month and submits their best bid to sponsor the premium slots for that month.
Adslot can also power a hybrid market, where the agent bids a fixed monthly amount for the right to sponsor a certain number of premium slots and they bid an additional amount for each action (CPA model). Actions could be priced on a cost per view, cost per email, cost per call or even a cost per virtual tour of the property.
A large proportion of searches conducted on Real estate portal websites are refinements to a keyword (suburb/postcode) search. These refinements can be used to define a specific targeted audience that can be packaged and sold at a premium to a brand advertiser. For example, a search for a 3 bedroom house costing $500,000+ creates a highly targeted impression that can be sold to an advertiser looking to target lower income families.
